Adding ductwork to a home that wasn’t built with it is a significant project, and the cost of that retrofit often makes a ductless system the more practical choice before you’ve even looked at a single efficiency rating.
This is where the Bay Area market is genuinely different from most of the country. A large portion of Santa Clara County’s housing stock was built in the 1950s, 60s, and 70s — including Joseph Eichler’s iconic developments in Palo Alto, Sunnyvale, and San Jose. Eichler homes were designed with radiant floor heating and no forced-air ductwork at all. They’re beautiful homes, but they were never built to accommodate a central AC system without a significant and often disruptive duct installation.

The infrastructure is already there. You’re not starting from scratch.
Central air also tends to perform better for whole-home cooling in larger homes where you want consistent temperature across many rooms without managing multiple indoor units. If your home is 2,500 square feet with existing ducts and you want to cool every room from a single thermostat, a central system may be the cleaner solution — both operationally and aesthetically.
There’s also the air filtration question, which most contractors gloss over. Mini splits have filters, and those filters need to be cleaned regularly — potentially every couple of weeks during heavy use. A central system with a high-efficiency filter can clean the air more thoroughly across the entire home in a single pass. For households with allergy concerns or specific air quality needs, that’s a real consideration worth weighing honestly.
The honest answer is that central air isn’t worse than mini splits. It’s just less suited to homes without ductwork, homes with rooms that are consistently under- or over-conditioned, or situations where you want zone-level control. If none of those apply to your home, central air may be exactly right.

One thing most homeowners don’t realize when they start this comparison is that a mini split isn’t just an air conditioner — it’s a heat pump. That means it provides both heating and cooling from a single system, and it does so at a level of heating efficiency that a gas furnace simply can’t match. Mini splits can heat a space roughly three times more efficiently than a traditional furnace, boiler, or baseboard system.
That matters a lot in the Bay Area, where winters are mild but real. You still need heat from November through March, and if you’re running a separate furnace alongside a central AC, you’re paying to operate two systems. A mini split consolidates both into one — which changes the total cost-of-ownership calculation significantly.
California has made heat pump adoption a policy priority, and the incentive programs that exist right now reflect that. For 2025, the federal 25C tax credit allows homeowners to claim up to 30% of the installed cost of a qualifying mini split heat pump system, with a maximum annual credit of $2,000. That’s a meaningful offset, and it applies to systems that meet the current Energy Star efficiency thresholds — SEER2 of 17.0 or higher for split systems.
On top of that, local utility rebates from providers like PG&E — which serves most of Santa Clara County — have historically offered direct rebates in the range of $200 to $800 per outdoor unit for high-efficiency equipment. These programs change, and availability shifts, so we always recommend checking current program status before assuming a specific rebate is in place. But the broader point is that the incentive environment for heat pump mini splits in California is genuinely favorable right now in a way that it hasn’t always been.
It’s also worth understanding California’s minimum efficiency standards. The Southwest region — which includes California — requires a minimum SEER2 of 14.3 for any commercially available equipment. To qualify for the federal tax credit, you need to hit SEER2 of 17.0 or better. That gap matters when you’re comparing quotes, because not every system that meets the legal minimum will qualify for the incentives.
One more thing that often gets overlooked: because California’s electricity rate is so high relative to the national average, every point of efficiency improvement is worth more here than in most other states. A high-SEER2 mini split saves you against a higher cost per kilowatt-hour every hour it runs. That payback timeline is faster in Santa Clara County than it would be almost anywhere else in the country.
There’s no formula that spits out the right answer, but there are a few questions that get you most of the way there. Does your home have ductwork, and is it in good shape? How many rooms or zones do you want to condition independently? Are you trying to solve a whole-home problem or a specific room that’s always too hot or too cold? Do you have an ADU, a garage conversion, or a room addition that needs its own system?
If your home has no ductwork — which is common in the older and mid-century housing stock throughout San Jose, Sunnyvale, Palo Alto, and the surrounding areas of Santa Clara County — a ductless system almost always makes more sense. If you have a home office that runs 10 degrees warmer than the rest of the house, a single-zone mini split solves that problem without touching your existing system. If you’re doing a garage conversion in Campbell or adding an in-law unit in Los Gatos, a mini split is the practical, code-compliant path.
On the other hand, if your home was built in the last 30 years with a full duct system, and you’re replacing an aging central air unit, a new central system may be the most cost-effective upgrade — especially if the ductwork is in solid condition and the rest of the home is already comfortable.
What we’d caution against is letting aesthetics or assumptions drive the decision. Some homeowners resist mini splits because of the wall-mounted indoor unit — but modern units are significantly sleeker than they were a decade ago, and most people stop noticing them quickly. Others assume central air is always cheaper, without accounting for the cost of ductwork they don’t have.
The right system is the one that fits your home’s actual structure, your comfort goals, and your budget over the next 15 years. Before recommending either system, we assess the home. That means looking at the existing infrastructure, understanding the layout, and doing a proper load calculation so the system is sized correctly. An undersized or oversized unit — of either type — creates problems that no brand name or efficiency rating can fix.
The mini splits vs. central air question doesn’t have a single right answer — it has the right answer for your home, your ductwork situation, and your goals. For a lot of Santa Clara County homes, especially those built before forced-air systems were standard, ductless is the clear winner. For homes with solid existing infrastructure, central air still makes a strong case.
