Heating Maintenance Check List

• Inspect the heat exchanger for dangerous cracks.
• Inspect electrical wiring and tighten if needed.
• Measure blower motor amperage and lubricate if needed.
• Inspect flue pipe for proper venting of carbon monoxide.
• Check for dangerous gas or propane leaks.
• Inspect combustion air vents and clean if needed
• Measure temperature input and output inside of ducting and adjust if needed.
• Inspect filter for proper protection and clean if needed.
• Inspect around furnace for proper clearances to combustible material.
• Test capacitors for proper power output.
• Measure gas pressure and adjust if needed.
• Evaluate ducting for energy loss.
• Evaluate safety switches and operation.
• Check thermostat operation and change batteries or calibrate if needed.
• Inspect blower wheel and check for blockages.
• Inspect fan belt and tighten if needed.
• Inspect ignition components for proper operation. (clean if accessible)
• Measure power output of transformer.
• Inspect furnace for dangerous carbon monoxide leaks.
• Inspect combustion motor for proper operation.

Air Conditioning Maintenance Check List

• Inspect contactor for debris, pitting and clean as needed.
• Evaluate operating refrigerant pressures.
• Measure motor amperage and lubricate as needed.
• Inspect fan blade for damage and balancing.
• Test capacitors for proper power output.
• Measure compressor amperage monitor running operation.
• Inspect electrical connections inside of unit and tighten if needed.
• Inspect condenser coil for any blockages or damage.
• Inspect service valves for any leaks.
• Measure temperature input and output inside of home.
• Inspect main power connections for proper sizing and tighten if needed.
• Evaluate safety switches and operation.
• Evaluate condensate drain for proper drainage.
• Inspect evaporator coil for any blockages.
• Inspect filter for proper protection and clean if needed.
• Inspect sizing of of fuses and breaker for unit protection.
• Measure indoor blower amperage and check for blockages.
• Evaluate ducting for energy loss.
• Check thermostat operation and change batteries or calibrate if needed.
• Inspect indoor blower wheel and check for blockages
